Prepare for Pending Winter Storm Fern This Weekend
The National Weather Service Weather Prediction Center is forecasting a major widespread winter storm that potentially will affect nearly 180 million people in the South, Midwest and Northeast, including North Carolina. Winter Storm Fern is predicted to bring bitterly cold temperatures and wintry mix of snow and ice across the state over the weekend.
As valued members of the Property & Casualty Trust and Workers’ Compensation Trust, your safety and protection are important to us. Please consider the following tips and safeguards to protect yourself and your property during this winter weather event.
• Ensure heating systems are functional. Consider providing permanent heat in unheated enclosed spaces with water-charged piping (e.g., attics, soffits, vestibules, basements, mechanical penthouses, perimeter stairwells). Heat these areas to a minimum of 40°F and provide monitored low temperature sensors.
• Ensure back-up power equipment is in proper working order with adequate fuel supplies available.
• When permanent heat in vulnerable areas is not feasible, consider as many of the following as possible.
o Improve insulation in enclosed areas containing water-charged piping (e.g. exterior wall cavities, attics, etc.).
o Provide monitored low temperature sensors set to alarm at 40°F.
o Develop a plan to provide temporary emergency heat (e.g., approved space heaters, electric pipe tracing, etc.) for periods of prolonged sub-freezing temperatures.
• Provide weather sealing around doors, windows, skylights, exterior vents, or other perimeter building openings to limit cold air penetration.
• For fire sprinkler systems, ensure:
o Dry-pipe systems' air pressure is properly set and maintained and accumulated condensate is removed from low point auxiliary drains.
o Anti-Freeze based sprinkler systems have acceptable solution levels.
• For facilities not in operation (idled/vacated), consider the following:
o Ensure adequate heat (minimum 40°F) is maintained and monitored with low temperature sensors.
o Shut off and drain non-essential water piping (e.g., point-of-use fixtures and appliances).
o Visit properties regularly (daily or more) during freezing temperature periods.
• Ensure installed automated water leak detection devices are functional and can alert personnel promptly of water leaks.
• Implement a Water Emergency Response Plan to allow quick response to unintended water release events.
